Klema Builders installs, services and takes down Christmas lights for homes in New Braunfels, TX. Buy the lights or lease them for the season. Every job is quoted as one fixed price in writing, from photos of your home. If a section goes out during the season, our crew fixes it within 72 hours. Payment is 50% at booking and 50% when the install is done.

New Braunfels splits along I-35 and the Balcones Escarpment, and the lighting work splits with it. West of the interstate the lots climb into limestone hills under live oaks, with metal roofs and long porches on acreage. Down along the Comal and the Guadalupe the homes are older and lower, shaded by bald cypress and pecan, and a porch rail often carries more of the display than the roof does.

Our crews light both sides of town. Prince Carl of Solms-Braunfels founded the settlement in 1845, and the German-Texas farmhouse still sets the look of many New Braunfels homes: a steep metal roof, limestone below, a deep porch across the front. That shape suits one straight line of C9 LED bulbs on the eave and lit garland on the rail.

Klema Builders also builds decks, pergolas, fences and steel gates in New Braunfels. A deck over the Guadalupe or a ranch gate off Highway 46 can go into the same design as the house.

## How much does it cost in New Braunfels?

The price of Christmas light installation in New Braunfels depends on the feet of roofline, one story or two, the roof pitch, how many trees are wrapped and how tall they are, extras such as wreaths and garland, and whether you buy or lease the lights. Every job is quoted as one fixed price in writing, from photos of your home. Payment is 50% at booking and 50% when the install is done.

## Packages

- **Roofline Essentials** (the front of the house, done cleanly): Front roofline in C9 LED bulbs, clips, timer, installation, in-season fixes and takedown.
- **Hill Country Classic** (the whole front and sides, with trees): Front and side rooflines, two or three tree trunk wraps, a wreath and walkway lights, plus everything in Roofline Essentials.
- **Estate** (larger homes and acreage): Full roofline with ridgelines, canopy tree wraps, garland, several wreaths, and lighting on a pergola, deck railing or fence line.

- **Buy**: You own the lights. In later seasons you pay for the install, the in-season fixes and the takedown, not for the lights again.
- **Lease**: One price for the season that covers the lights, the install, the in-season fixes and the takedown.
- **Your own lights**: We install lights you already own after a signed waiver, since we cannot vouch for the condition of lights we did not supply.

## Where we light in New Braunfels

- **Gruene**: A former cotton town on the Guadalupe, now inside the New Braunfels city limits, with a historic district listed on the National Register of Historic Places. Garland on a porch rail fits Gruene better than a heavy display.
- **Downtown, Sophienburg Hill and Mill Street**: Sophienburg Hill and Mill Street are two of the four local historic districts in New Braunfels. Between them you find German-Texas houses, Craftsman bungalows and Victorian-era homes with low eaves and front porches.
- **Landa Park and the Comal River**: The Comal rises at Comal Springs in Landa Park and runs about 2.5 miles to the Guadalupe. Homes near it sit under large bald cypress, pecan and live oak, so trunk wraps do much of the work.
- **River Road and the Guadalupe**: Homes on the Guadalupe above town sit in or beside mapped floodplain, with decks and stairs that face the water. Deck railings and stair rails are where the lights go on these lots.
- **Veramendi**: A master-planned community along Loop 337 northwest of downtown, between Highway 46 and River Road. Newer builder homes on regular lots under an owners association, so read your deed restrictions before you pick bulb colors.
- **Vintage Oaks**: Custom homes on Hill Country acreage off Highway 46 west of New Braunfels. Long driveways mean the entry gate and the first live oaks are seen before the house is.
- **Meyer Ranch**: A 700-acre master-planned community off Highway 46 between New Braunfels and Bulverde, on a former cattle ranch settled by German immigrants. Newer homes under an owners association.
- **River Chase**: Custom homes on lots of an acre or more, on both sides of FM 306 between New Braunfels and Canyon Lake. Houses sit well back from the road here, so ridgelines and gable peaks read better than gutter lines.

## What matters in New Braunfels

- **Hill lots and river lots**: West of I-35 a New Braunfels home often sits on a slope, and the drop on the downhill side can turn a one-story eave into a two-story ladder job. Hilltop lots in Vintage Oaks and River Chase also face a north wind with nothing to break it, so every run there is clipped for wind.
- **Bald cypress and live oaks**: The bald cypress along the Comal and the Guadalupe drop their needles in late fall, so a December wrap sits on a bare trunk and bare limbs. The live oaks on the Comal County hills keep their leaves all winter, so a wrap there follows the trunk and the main limbs under the canopy.
- **Metal roofs and limestone**: Standing seam metal is common on the farmhouse and Hill Country homes around New Braunfels. It takes a clip that grips the seam or the gutter, and nothing is screwed into a panel. Limestone walls and columns are not drilled; garland and wreaths hang from the porch framing instead.
- **Porches and railings**: The deep front porch runs through New Braunfels homes of every age, from the Mill Street cottages to new builds in Meyer Ranch. Lit garland along the rail and around the posts, with a wreath at the door, often does more than a second roofline.
- **City, ETJ and county**: A New Braunfels mailing address does not mean the home is inside the City of New Braunfels. Veramendi lies in the city's extraterritorial jurisdiction, and much of the acreage toward Canyon Lake is unincorporated Comal County. For holiday lights the rules that matter most are the deed restrictions, so read yours wherever the lot sits.
- **Festival traffic**: New Braunfels holds Wurstfest at Landa Park in the fall and Wassailfest downtown during the holidays. If you live near the park or the downtown plaza, tell us, and we plan the visit around event traffic and parking.

## Takedown and storage in New Braunfels

Takedown in New Braunfels comes after the holidays. Our crew removes every strand, clip, cord and timer, from the porch rail in Gruene to the gate columns on a Highway 46 acreage lot. On river lots that includes the deck and stair rails facing the Comal or the Guadalupe. If your owners association in Veramendi, Meyer Ranch or Vintage Oaks sets a date for decorations to come down, tell us and we work to it. We also take down lights in New Braunfels that we did not install.

## Questions and answers

### Do you install Christmas lights outside the New Braunfels city limits?

Yes. Our crews work inside the City of New Braunfels, in its extraterritorial jurisdiction and in unincorporated Comal County, including the Highway 46 and FM 306 corridors. For a home out toward Canyon Lake, send the address with your photos and we confirm it.

### Does my HOA in Veramendi, Vintage Oaks or Meyer Ranch have to approve holiday lights?

It depends on your section. Master-planned communities around New Braunfels commonly set rules for exterior decorations, such as how long they can stay up. Read your deed restrictions or ask your management company, then tell us what they say and the design follows them.

### Can you hang lights on a standing seam metal roof in New Braunfels?

Yes. Metal roofs on New Braunfels farmhouse and Hill Country homes take a clip that grips the seam or the gutter edge. Send a close photo of the eave so we know which profile your roof has.

### Can you wrap the bald cypress or pecan trees on my river lot?

Yes. Cypress and pecan along the Comal and Guadalupe are bare in December, so a trunk wrap shows clearly from the street and from the water.

### My house is in a New Braunfels historic district. Can it still be lit?

Yes. Holiday lights go up on clips and come down after the season, with nothing fixed to the building. On an older home in Sophienburg Hill or on Mill Street we keep to the eave and the porch. If you have a question about your district, the City of New Braunfels historic preservation office is the place to ask.

### Can you light my deck, pergola or ranch gate along with the house?

Yes. A deck over the Guadalupe, a pergola behind a Veramendi home or an entry gate in River Chase can be part of the same design and the same visit as the roofline.

### What is included in a Christmas light package?

The design, the lights, clips, cords and a timer, installation by our crew, in-season fixes, and takedown after the holidays. Storage depends on the size of the display, so it is quoted with your job.

### Should I buy the lights or lease them?

Buying costs more the first season and less every season after, and the lights are yours. Leasing is one price for the season with nothing to own. If you plan to light the house the same way for several years, buying usually makes sense. Ask for both prices on your quote.

### What happens if a light goes out during the season?

Call or text (210) 974-1420. If a section goes out during the season, our crew fixes it within 72 hours.

### Do you take down lights you did not install?

Yes. Send photos of what is up and you get one fixed price in writing for taking it down.
