Slope, rock, oaks, wind, water and the county line
- Slope engineering
- Most Hill Country backyards drop away from the house. That turns a single-level deck into a multi-level one with a step-down, longer stair runs with landings, taller posts and more bracing. Piers are drilled into the limestone rather than dug, beams are sized to the span, and railing heights follow current IRC code. When a county or HOA wants stamped engineering, we provide it.
- Limestone and caliche
- The Edwards Plateau is thin soil over fractured limestone with caliche pockets. Deck piers and fence posts are core-drilled and set in concrete keyed to rock. Patios get a compacted base over the rock and anchored edge restraint. Much of northern Bexar, Comal and Kendall counties sits over the Edwards Aquifer recharge zone, where drainage and impervious cover rules can apply.
- Oak canopy and oak wilt
- Live oaks are the reason many people buy out here and the first thing a careless build damages. We plan post and pier placement around the critical root zone, and any pruning to clear a deck or pergola line is scheduled outside February through June, with every cut painted, because oak wilt is active across the region.

- Open ridge and acreage lots see steady south and southwest wind and hard gusts in spring storms. - Most acreage homes run on a private well and an on-site septic system. Texas Commission on Environmental Quality rules set setbacks around the drain field and the well, enforced by the county on-site sewage facility office. We locate the tank, the drain field and the well before a post goes in, and design the deck, patio or fence around them.
- County versus city permitting
- Texas counties do not issue residential building permits, so a deck on unincorporated acreage usually needs no building permit, though floodplain, septic and, near Canyon Lake, Corps of Engineers shoreline rules still apply. Inside the city limits of Boerne, Bulverde, New Braunfels, Helotes, Kerrville, Fredericksburg, Wimberley or Dripping Springs, the city permit desk typically requires a permit for an attached or elevated deck and for any roofed structure. Gated communities such as Cordillera Ranch, Vintage Oaks, Mystic Shores and Tapatio Springs run their own architectural review on top.
