- ZIP and place78248
- Inwood is a gated community south of Bitters Road with a 24-hour manned gatehouse, established in the mid-1980s and built out through the 1990s and 2000s, zoned to Northside ISD, with a swim club and separate sub-associations (Inwood Village, Inwood Hollow, Forests at Inwood, Heights of Inwood, Inwood Place, Estates of Inwood). Deerfield lies along Huebner between Bitters and Loop 1604, not gated, its owners association formed about 1985, homes from 1985 to 2004, zoned to North East ISD, with an off-duty police patrol paid from dues and a recreation center with pool, tennis and park.
- Permit deskCity of San Antonio Development Services
- Both are inside city limits. Per Information Bulletin 151 a deck needs a permit when it or its roof exceeds 300 square feet or sits over 30 inches; an attached patio cover is permitted work; a new fence, or repair of more than a quarter of one, takes a fence permit; side and rear fences are typically 6 feet, 8 feet on slopes or against a park or arterial. Both sit on the recharge zone, where the city capped impervious cover at platting and the permit asks what a project adds.
- Inwood reviewInwood Homeowners Association, Architectural Control Committee
- ACC approval is required for exterior improvements, paint, landscaping plans, fences and walls, pools and play equipment, and the association's rules say plans in duplicate must be approved by the ACC and the City before construction starts. Fence construction specifics live in the association's fence guidelines for contractors and owners, which we read for the lot before the design is drawn. Each sub-association may add its own covenants.
- Deerfield reviewDeerfield Owners Association, Architectural Control Committee
- A written request goes to the ACC before any change; the covenants promise a decision within 30 days, usually within a week once the documentation is complete. The list is explicit: fences in cedar slat, masonry or wrought iron, retaining walls, patio slabs or covers, outdoor kitchens, play structures, sport courts, heritage-oak removal, driveway changes, roof and paint color changes, lighting, landscape projects that change water flow, and solar. The submittal is the survey plat, contractor contacts, drawings, materials, fence and wall heights, paint swatches and a dumpster and portable-toilet plan. The Park, Reserve, Waters, Fountains, Woods and Ridge sections have their own associations.
- Gate and patrol
- Inwood's gatehouse is staffed around the clock with decals and visitor passes and a roving night patrol; contractors are cleared through the resident. Deerfield is open but patrolled by off-duty San Antonio police officers paid from the association's dues.
- Ground
- Edwards Aquifer recharge zone: Edwards limestone with karst features, rolling wooded lots with real elevation change in Deerfield and heavy oak canopy in both. Piers are drilled to rock, patios drain to daylight and never toward a sink, and fence runs step with the grade.
- Lots and homes
- Custom traditional, Mediterranean and contemporary homes in Inwood, mostly 1990 to 2007; traditional, contemporary, Colonial and ranch homes in Deerfield from 1985 to 2004. Original 1980s and 1990s decks, covers and cedar fences are at replacement age across both, which is why a takedown often opens the project.

What Inwood and Deerfield homeowners ask first
Does Inwood require HOA approval and a city permit?
Both. The Inwood Homeowners Association's rules say plans in duplicate must be approved by its Architectural Control Committee and by the City before construction starts, for exterior improvements, fences and walls, landscaping plans, pools and play equipment. Klema Builders prepares the ACC submittal, reads the association's fence guidelines for your lot, and files the city permit once the committee signs.
How fast does the Deerfield ACC answer?
The covenants promise a decision within 30 days and say it is usually within a week once all required documentation is in: the survey plat, contractor contacts, drawings, materials, fence and wall heights, paint swatches and a dumpster plan. Patio slabs and covers, outdoor kitchens, fences in cedar, masonry or iron, retaining walls, lighting and landscape work that changes water flow are all on the list. We submit complete so the week applies.
What fence materials are allowed?
Deerfield names cedar slat, masonry and wrought iron. Inwood's specifics are in the association's fence guidelines, which we read for the lot; iron rear lines on greenbelt lots are the norm in both. The city permit applies to any new fence, at 6 feet on side and rear lines and 8 feet on a slope to keep the top level.
Do you handle the permit and the design review in Inwood and Deerfield?
Yes. Here that means the ACC submittal to the Inwood or Deerfield association, then the city permit for anything attached, covered, over 30 inches, or wired, plus gate clearance in Inwood. We prepare the drawings, the site plan and the material list, file the application, and handle the back-and-forth; the permit and the review are line items in the quote. Every project starts with a free in-home consult and a fixed-price quote line by line within 3 to 5 business days, and we build across San Antonio, the Texas Hill Country and the I-35 corridor to Austin.
How much does a deck, pergola or covered patio cost in Inwood and Deerfield?
A 16x30 basic wood deck with handrails in Inwood starts at $4,000, labor and materials included. Covered patios, pergolas, composite and multi-level decks are quoted fixed-price, line by line, after a free in-home consult. The written quote arrives within 3 to 5 business days.
What does it cost to take down an old pergola or deck in Inwood and Deerfield?
A 12x12 pergola removal in Deerfield starts at $3,750, haul-away and yard grading included. Decks, patio covers, fences, sheds, hot tubs and playsets are taken down in 1 to 3 business days, hauled off and the ground graded or raked. Concrete footings and any siding or stucco repair at the ledger are handled separately. Already tore it down yourself? We haul off the pile.
More questions (3)Fewer questions
The original 1980s deck and cover are worn out. Where do we start?
With the takedown. A 1980s or 1990s deck, cover or cedar fence comes down in 1 to 3 business days, hauled off and the yard graded or raked, and the ACC submittal for what replaces it is prepared at the same time so the two approvals run together. Concrete footings and any siding repair at the ledger are handled separately.
Does the recharge zone limit a patio here?
It can. Both communities sit on the Edwards recharge zone, where the city capped impervious cover when the lots were platted and the permit asks what a project adds. Most residential covers and decks fit easily; a large new slab is checked against the lot's number first, and a deck or a pergola over an existing patio adds nothing.
How long does a project take in Inwood and Deerfield?
A cedar pergola is built in 1 to 2 weeks on site once materials and approvals are in hand. A composite or cedar deck takes 3 to 6 weeks from signed contract to walk-through once the permit clears, and a multi-level or pool deck 6 to 10 weeks. ACC review typically adds 2 to 4 weeks in Inwood and about a week in Deerfield once complete, and city permit review 1 to 3 weeks. The schedule is committed in writing in the contract.
