The ACC meets the second and fourth Tuesday at 4:30 with packages due by noon the Wednesday before, and reviews decks, fences and walls, pergolas, landscaping, flatwork, pools, paint, solar and additions. The package is the application, the project checklist, signed owner and builder agreements, the review fee, the permit fee and a compliance deposit. The deck and pergola checklists call for a surveyor-certified 1:20 site survey showing easements, setbacks and grading, designer-certified quarter-scale details with elevations, and material and color samples. Fences and walls add a site plan with grades, drainage and trees, photos of all four sides, a paint sample, masonry, iron and gate samples, and footing and column details.
Construction rules
Work Monday through Friday 7 to 6:30 and Saturday 8 to 6, never on Sundays or the listed holidays. No tree removal before the ACC permit; every live oak cut sealed for oak wilt; rock cut with a wet saw or in an enclosed station; silt fence up; no parking on Dominion Drive; no equipment left on the street overnight; concrete washout only on the lot.
Gates
The main gate on Dominion Drive and the north gate on Aue Road are staffed around the clock; the south gate on Camp Bullis Road runs 6 a.m. to 10 p.m. Residents pre-authorize contractors in the gate system, and commercial vehicles are routed to the north and south gates. Our crews are entered before the first day.
Ground
Edwards Aquifer contributing zone, not the recharge zone, so the recharge impervious-cover cap does not apply, though state contributing-zone rules cover large disturbances. The land is upper Glen Rose limestone in stair-step hills with rock outcrops and natural swales the HOA protects, along the Leon Creek corridor. Piers are drilled, rock is wet-cut, and drainage follows the swales.
